If buying or selling your home is one of the three most stressful things that you can do, we’d like to help. We don’t reinvent the wheel every time but use a tried and tested set of forms to help make the process even smoother for you. We will handle the whole process for you including submitting contract and title details to your buyer’s solicitor; answering any questions that they might come back with; exchanging contracts; doing the financial transfers to complete everything and; finally making sure that all the documents end up in the correct places.

We will handle the whole process for you including recommending specialists to help you with arranging a mortgage or getting a survey done; completing preliminary work to satisfy the mortgage offer; checking the seller’s rights to sell the property and advising you of anything that you need to know; arranging for your sign the contracts so that they can be exchanged; doing the financial transfers to complete everything; registering your property at the Land Registry and; finally making sure that all the documents end up in the correct places.

Do I need a Home Information Pack?

The coalition government suspended the requirement for homes to have Home Information Packs prior to marketing with effect from 21 May 2010. So no, when you now put your home on the market you no longer need a HIP. You do still however need an Energy Performance Certificate, and this needs to have been ordered prior to your home being put on the market. We can assist you in obtaining this if you wish as we have a panel of very inexpensive Energy Assessors at our disposal.

What will it cost?

Our charges are based on a number of factors including the value of the property and the complexity of the matter. The first thing to do is to get in touch with us so we can discuss all the details. You can either do this on the phone or in person or by filling in our online quotation system to get an estimate.

How long will it take?

The whole process usually takes 8 – 13 weeks but it can take longer if problems arise or if there is a long chain. Some lenders take a long time to issue the mortgage offer and we need this before we can exchange. Similarly, some searches can also take a while to obtain.
